Your responsibilities as Construction Tender and Procurement Specialist

As Construction Tender and Procurement Specialist you focus entirely on procuring the construction works: from a fully developed construction file to a signed contract.

  • Monitoring project schedules: you follow the schedule of our projects and make sure every project is tendered and awarded on time, so the works can start as planned.
  • Critically reviewing the construction file: you assess whether plans, specifications and bills of quantities are complete and unambiguous enough to obtain accurate, comparable quotations. You feed any ambiguities back to the architect or engineering consultancy.
  • Organising the tender: you select the right contractors and suppliers for each project, send out the requests for quotation and answer their questions. You also set up framework and price agreements with our regular contractors and suppliers, so we don’t have to tender every project from scratch.
  • Analysing quotations: you make the quotations comparable, map out exclusions and risks, and test them against the budget drawn up by the project engineer.
  • Negotiating and awarding: you lead the negotiations with the contractors and formulate a well-founded award recommendation.
  • Contracts and handover: you draw up the construction contracts from our legal templates and hand the awarded files over to the execution team.
  • Network and process: you expand our network of reliable contractors and suppliers, evaluate them after every project and continuously improve our tendering process.

Your profile

  • You hold a bachelor’s or master’s degree, preferably in construction, economics, architecture or engineering, or you are equivalent through relevant experience in the construction sector. An engineering degree is not required.
  • You have at least 3 years of relevant technical or commercial experience in the construction sector. Experience in construction procurement or tendering is an asset, not a mandatory entry route. Experience as an assistant architect, technical sales representative or employee of a builders’ merchant or construction wholesaler can also be a strong foundation.
  • You read plans, specifications and bills of quantities with ease. You quickly spot where quotations are incomplete or unclear.
  • You negotiate convincingly and know the contractual aspects of a construction contract.
  • You communicate clearly, build relationships easily and feel comfortable dealing with internal teams and external partners.
  • You work accurately and in a structured way, even when managing several files at once.
  • You are proactive and take ownership. You think in solutions, dare to prepare and push decisions forward, and take independent responsibility for your files.
  • Construction knowledge, negotiating power and a meticulous approach are what count.

What we offer

  • A fascinating and varied role in a fast-growing family business, with room for your own initiative and responsibility.
  • A competitive salary package with fringe benefits.
  • Direct contact with management and short decision lines.
  • A dynamic, entrepreneurial team of doers who dare.
  • A modern office environment with sports facilities.
  • You work from our head office in Maldegem, from our office in Antwerpen, or alternate between the two.

About Ascot

Ascot is a fast-growing real estate developer with a strong focus on residential property in Flanders. We develop both houses and apartments, complemented by SME and retail projects.

Thanks to our strong ties with the construction companies in our family-owned group, we combine project development with in-depth construction expertise. This cross-pollination not only gives us a technical edge, it also provides a solid financial foundation.

At Ascot you join a compact, entrepreneurial team with short decision lines. No cumbersome structures, but direct contact with the decision-makers, plenty of room for initiative and the opportunity to make an impact quickly.

We are always on the lookout for strong people with potential. People who take initiative, take responsibility and want to get things moving. Ownership and entrepreneurship matter to us at least as much as what is already on your CV today.

Responsibilities

Analysis, concept and acquisition - You are involved in new project opportunities from the very start and take an active role in the analysis and concept development of projects. You assess potential project sites, prepare feasibility studies, budgets, risk analyses and schedules, and turn them into a well-founded project proposal. During the acquisition process you also provide substantive input and contribute to the preparation of investment decisions.

Permits, design and sales preparation - After acquisition you take charge of coordinating the development process. You steer architects, engineering consultancies, engineers and other external partners and monitor the progress of the design and permitting process. Internally you work closely with Finance, Legal, Cost Estimating and Sales, among others. You make sure decisions are taken on time and that the project stays within the agreed quality, timing and financial parameters.

Preparing the project for sale is also your responsibility. You coordinate getting the project sales-ready and make sure plans, specifications, budgets, commercial information and other project data are available accurately and on time.

In short: as a Project Developer you are the driving force behind your projects during the development phase. You take ownership from the first analysis and acquisition, through concept and permitting, right up to sales preparation. You bring all internal and external stakeholders together and make sure the project is ready for the next phase in terms of content, finances and planning.

Requirements

  • You hold a bachelor’s or master’s degree, preferably in real estate, economics, law, architecture or engineering.
  • You have a strong affinity with real estate and at least 3 years of relevant experience in project development, permitting processes, real estate consultancy or a similar environment.
  • You are analytical, structured and accurate. You enjoy preparing files thoroughly and easily keep an overview of multiple tasks and stakeholders.
  • You communicate clearly, build relationships easily and feel comfortable dealing with internal teams, external partners and public authorities.
  • You are proactive, take initiative and ownership. You think in solutions, dare to prepare and push decisions forward, and take independent responsibility for your projects.

Benefits

  • A fascinating and varied job with room for your own initiative and responsibility within a fast-growing family business.
  • A competitive salary package with fringe benefits.
  • Direct contact with management and short decision lines.
  • A dynamic, entrepreneurial team of doers who dare.
  • A modern office environment with sports facilities.
  • The option to work from our head office in Maldegem and/or our office in Antwerpen.

To support our growth in the Antwerpen, Flemish Brabant and Brussels regions, we are looking for a driven New-Build Property Sales Consultant who brings our projects to market and convinces prospective buyers, from the first contact to the signed preliminary sales agreement.

At Ascot you join a compact, entrepreneurial team with short decision lines. No cumbersome structures, but direct contact with the decision-makers, plenty of room for initiative and the opportunity to make an impact quickly.

Responsibilities

  • Lead follow-up and site visits – You are the first point of contact for prospective buyers. You follow up leads quickly and correctly, schedule and host site visits and viewing days, and give a clear, convincing picture of the project and its prices.
  • Advising prospective buyers – You explain the construction plans, layout plans and sales specifications, and advise prospective buyers on their choices. That way they know exactly what they are buying and can decide with confidence.
  • Sales and negotiation – You turn interest into sales. You lead the negotiations, answer prospective buyers’ questions and bring the sale to a signed preliminary agreement (compromis). You then hand the file over to the internal team, complete and correct.
  • Project knowledge and market feedback – You know your projects down to the last detail. Together with the project developer and the sales team, you make sure you are ready to sell at the sales launch. Based on your contact with the market, you provide input on pricing, product mix and buyers’ needs, among other things.
  • Marketing material – You prepare the advertising copy and sales material for your projects, so that every project hits the market strong and accurate at launch.
  • Follow-up and reporting – You keep your pipeline and contacts accurately up to date in our CRM and report regularly on sales results and market feedback.
  • In short: as New-Build Property Sales Consultant you are the commercial face of Ascot in your region. You bring our projects to market, convince prospective buyers and make sure every sale proceeds smoothly and correctly to a signed agreement.

Requirements

  • You are a licensed real estate agent (BIV/IPI), or you are a registered architect or licensed land surveyor (landmeter-expert).
  • You have at least 3 years of experience in property sales, preferably in new-build or project development.
  • You know the new-build sales process, including the basic principles of the Breyne Act (Belgian law on the sale of homes under construction), and you are familiar with drawing up and getting a preliminary sales agreement signed.
  • You read construction and layout plans and specifications with ease, and you can explain them clearly to prospective buyers.
  • You are commercially strong, persuasive and results-driven. You easily build a relationship of trust with prospective buyers.
  • You speak fluent Dutch. A good command of French is a strong asset, English is a plus.
  • You work in a structured, accurate way and you are familiar with a CRM.
  • You are mobile and willing to be out in the field regularly across the working area (Antwerpen, Flemish Brabant and Brussels).
  • You have a category B driving licence.

Benefits

  • An exciting commercial role with room for your own initiative and responsibility within a fast-growing family business.
  • A strong, continuous pipeline of quality new-build projects to sell.
  • Direct contact with management and short decision lines.
  • A dynamic, entrepreneurial team of doers who dare.
  • A competitive remuneration.
