Project development

From the first hypothesis to a place that works every day.

Ascot connects location, program, permit, design, finance, implementation and market in one manageable development process.

At a glance

What does a project developer do?

A project developer investigates what a place can support, organizes the risks and directs all disciplines towards a licensed, financeable, buildable and salable whole.

Working area
Residential, mixed-use, SME, retail and redevelopment
Phases
Feasibility, permit, design, realization, sale and delivery
Collaboration
Own development, joint venture or development management
Region
Flanders and Brussels

Integrated management

Do not put disciplines one after the other, but connect decisions.

A program influences mobility, construction costs and marketability. A permit condition changes planning and financing. That is why we test design, market and feasibility in short loops and record decisions in a traceable manner.

Frequently asked questions

Project development, explained in concrete terms.

When is a site developable?

When planning policy, technical conditions, market demand, ownership and financial feasibility combine into a credible development strategy. A planning designation alone is not enough.

Should Ascot purchase the land?

No. An outright sale, land contribution, property exchange, joint venture or development-management mandate may all be considered. The right structure depends on risk, timing and objectives.

When does a design become final?

Only when the key planning, technical, financial and market considerations have been resolved together. Until then, controlled iteration adds value.

Would you like to discuss a site or development brief?

Define the real development challenge early.

We start with context and feasibility, not with a standard program.
