Will Flanders remove my building land?
Not automatically. But a plan, RUP, the reserve-area freeze or signals involving water or nature may affect development potential before any final rezoning.
Free land scan
Check your plot against 17 spatial-policy signals.
Search by full address or CaPaKey. The scan compares official Flemish map layers and clearly flags sources or local rules that still need a human check.
- 1Identify the plot
- 2We check the maps
- 3You receive a cautious signal
This is a first automated check, not a permit, valuation or legal opinion. Free-form search text is not sent to advertising tracking. The result can be shared for up to 1 hour; the temporary copy is cleaned up automatically. Only if you share it, the supplied email address and delivery record are retained for 90 days, not for marketing.
What changes?
Open space and well-located development become more explicitly guiding.
The draft Flanders Spatial Policy Plan of 11 September 2026 prioritises better use of existing built-up land and protection of open space. It does not list plots that will lose their zoning.
- 01
An implementation framework
Authorities may translate the direction into RUPs, policy frameworks, regulations and permitting choices.
- 02
Location matters more
Centres, services, public transport, water, soil and open-space value are considered together.
Check more than one map
A reliable first reading connects zoning, the plot and its surroundings.
A map layer is a signal, not the final decision.
- 01
Identify the plot
Verify the address, boundaries and CaPaKey so the correct land is assessed.
- 02
Read plans and rules
Combine the regional plan, applicable RUPs, overlays, subdivision rules and procedures in preparation.
- 03
Test water, nature and heritage
These themes may individually or jointly affect permits, design and cost.
- 04
Check local implementation
Ask the municipality about frameworks, pauses, building lines, charges and permit history.
Housing reserve areas
Still-undeveloped parts are already subject to a statutory freeze.
As a rule, building or subdividing requires a municipal release decision following the prescribed procedure. Housing reserve designation therefore does not mean immediately available building land. Check the atlas, exceptions, release decisions and the plot’s exact position.
Scan result
What do the colours mean?
The colours show when further investigation is needed. Even the most favourable result is not a building permit.
- 01
Yellow-green
No major signal in the checked sources, but still no guarantee of building rights.
- 02
Yellow
A limited or mixed attention point, or a necessary source that was unavailable.
- 03
Orange
A heavier combination of signals that requires targeted human review.
- 04
Red
A serious spatial signal, but still not an automatic legal decision about the plot.
Value and compensation
Do not assume that every restriction is automatically compensated.
Planning compensation depends on a concrete zoning change and legal conditions; it is not awarded automatically. RUPs provisionally adopted from 15 April 2024 follow new procedures and exceptions; a restriction on buildable area or density does not by itself create a right to compensation.

Your plot, not a generic guess
Have the address, CaPaKey and relevant plans assessed together.
Share the location, your question and a correct telephone number. Ascot links the plot to the relevant planning and environmental questions and discusses a practical next step.

FAQ
Frequently asked questions
Can Flanders simply turn my building land into nature?
Not through publication of a policy plan alone. A binding change requires a procedure and an official plan or decision.
Is building land in a town centre safe?
A well-located centre is generally more favourable, but water, nature, heritage, a RUP, building line or local rules may still be decisive.
Does a favourable automated result guarantee building rights?
No. When the automated assessment becomes available, a favourable result will only mean that the checked sources show no major signal. Not every regulation, policy theme and local fact can be automated.
Does a poor flood score automatically make my land unbuildable?
No. A flood score does not automatically change the zoning, but water sensitivity may strongly affect permitting, design, costs and future policy choices.
What is the housing reserve area freeze?
Still-undeveloped parts generally require a municipal release decision under the prescribed procedure before development can proceed.
Is planning compensation automatic?
No. It requires a concrete zoning change, a timely application or claim and compliance with the conditions; exceptions also apply.
What if my building land has no house number?
Use the CaPaKey in cadastral or property documents and identify the plot as precisely as possible. The parcel reference prevents the wrong land from being assessed.
Can Ascot buy or jointly develop the land?
Only after substantive and commercial assessment. A sale, option, land exchange, partnership or development-management structure may then be explored.
